If you own a home anywhere across Metro Atlanta’s northern and northwestern arc, your gutters are working harder than gutters almost anywhere else in the country. Year-round pine straw drop, late hardwood drop through November, sweet gum balls that wedge into downspouts, and 7-inch-per-hour summer thunderstorms make a clean, free-flowing gutter system one of the most important pieces of protection your house has. We clean gutters across that exact terrain every week.

The Life Home Services is a locally owned gutter cleaning company based in Woodstock, serving homeowners across Cobb, Cherokee, north Fulton, and Paulding counties. Founder Sebastian Martinez has more than 20 years in the gutter industry, and every cleaning includes a free written roof and gutter inspection. Call 770-369-3743 for a free written estimate.

What Metro Atlanta Gutters Are Up Against

Most national gutter-cleaning content treats every house like a generic 1,800-square-foot suburban box. Atlanta isn’t generic. A few things make gutters here a different job than gutters in, say, Denver or Boston:

  • Year-round loblolly and shortleaf pine straw. Pine straw doesn’t fall once and stop. It falls in waves through every season, and the needles weave themselves into mats that block water even when the gutter looks half-empty.
  • A heavy hardwood drop in October and November. Older neighborhoods in Marietta, East Cobb, Roswell, and along the Chattahoochee corridor are full of mature oak, maple, sweet gum, and hickory. The leaf drop hits hard and fast.
  • Sweet gum balls. These wedge into downspout openings and create dams that back water up the entire run. East Cobb, north Fulton, and older Marietta neighborhoods see this constantly.
  • Summer thunderstorms with peak rainfall rates near 7 inches per hour. A gutter that handled last week’s shower can overflow within minutes of a typical July storm if there’s any restriction in the system.
  • Red clay sediment. Roof runoff carries fine red clay particles that settle into the bottom of gutters and harden into a layer that won’t flush out with a hose. It has to be scooped.

Properly cleaning gutters in this environment means scooping debris out by hand, flushing the runs, clearing every downspout, and confirming water actually reaches the ground (or the underground drain line). It’s not a leaf-blower job.

What’s Included In Our Gutter Cleaning

Every gutter cleaning we perform across Metro Atlanta includes the same core work, regardless of how big your house is or which neighborhood you’re in:

  • Hand-scoop all debris from every gutter run, bagged and removed from the property.
  • Flush every gutter and downspout to confirm proper flow.
  • Clear each downspout opening of sweet gum balls, twigs, shingle grit, and clay sediment.
  • Wipe down the outside face of the gutter where tiger-striping has formed, on request.
  • Free written roof and gutter inspection at the same visit — photos and notes on anything we find.

If your gutters drain into an underground line, we can also clear those. See our underground gutter drain cleaning page for more on that service.

Gutter Cleaning

Single-story Homes

Single-story homes across Metro Atlanta — ranches, split-levels, and newer one-story builds in Paulding and west Cobb — are the most common job we run. Typical cleanings take 45 to 90 minutes depending on tree coverage and how long it’s been since the gutters were last cleared.

Two-story And Larger Homes

Two-story homes — common in 1990s and 2000s subdivisions across Alpharetta, Milton, Roswell, Canton, and Woodstock — take longer and require taller ladders and more setup. If you have a steep roof, a walkout basement adding a third effective story at the back, or finials and dormers that complicate ladder placement, we account for that in the quote.

If reaching the gutters is a recurring concern, ask about two-story home gutter guards — a micro-mesh guard system can dramatically reduce how often you need someone on a ladder at that height.

Heavy Buildup And Clogs

If you can already see leaves and pine straw hanging over the edge of the gutter from the driveway, or if water is overflowing during rain, you likely have heavy buildup that adds time to the job. We charge a clog add-on in those cases rather than quoting the standard price and then surprising you with a higher invoice. You’ll know up front.

Atlanta Gutter Cleaning Pricing

We publish our pricing because vague “call for a quote” pricing is one of the biggest frustrations homeowners have with home-service contractors. Here’s what gutter cleaning typically costs across our Metro Atlanta service area:

  • Single-story homes: $175 to $300, depending on linear footage and tree coverage.
  • Two-story homes: $300 to $550, depending on size, complexity, and access.
  • Heavy clog add-on: $75 to $200, when gutters are significantly impacted by debris or sediment.

Final pricing is confirmed in your free written estimate before any work starts. For a full breakdown of what affects gutter cleaning pricing across Metro Atlanta, see our gutter cleaning cost guide.

Why Homeowners In Metro Atlanta Choose Us

There are plenty of gutter cleaners in Metro Atlanta. A few things make us a different conversation:

Gutter Cleaning Atlanta
  • Sebastian Martinez has 20+ years in the gutter industry. This isn’t a side hustle bolted onto a pressure-washing business.
  • Free written roof and gutter inspection with every cleaning — see our free roof and gutter inspection page for what’s included.
  • Transparent published pricing, with the final number confirmed in writing before we start.
  • We’re locally owned and based in Woodstock. The owner answers the phone.
  • We work on the housing stock you actually live in: 1960s–1980s mid-century homes in Marietta and East Cobb with original 5-inch builder-grade gutters, and 1990s–2010s subdivision homes in Cherokee, Paulding, and west Cobb with undersized systems for their current tree cover.

Related Gutter Services

A cleaning is often the right place to start, but it’s rarely the whole story. If your gutters are pulling away from the fascia, leaking at the seams, or overflowing even when clean, you probably need gutter repair as well — something we can spot during the inspection.

If you’re tired of cleaning gutters two or three times a year, ask about micro-mesh gutter guards. They’re the only guard system we install because they’re the only kind that actually handles Metro Atlanta’s pine straw load.

Cleaning the gutters while we’re already up there is also more efficient than booking two visits — see our roof and gutter cleaning service if you’d like both done in one trip.
