National gutter content usually says “clean your gutters once a year.” That advice is wrong for Metro Atlanta. The tree mix and the rainfall pattern here demand two cleanings annually for most homes:
- Pine straw falls year-round. Loblolly and shortleaf pine drop needles in every season, and the needles weave themselves into mats that restrict flow even when the gutter looks half-empty.

We run the maintenance program two ways, and you choose which fits your household better. The work performed at each visit is identical — only the billing and scheduling logistics differ.
Option 1: Twice-a-year Service, Book As You Go
You schedule a spring cleaning and a fall cleaning each year, paid per visit. No subscription, no commitment, no recurring charge. We’ll send a reminder when your next cleaning window opens up, and you confirm when you’re ready to book. This is the right choice if you want full flexibility or if your situation changes year to year.
Option 2: Annual Maintenance Subscription
Both cleanings included for the year at a discounted total versus à la carte, with priority scheduling during peak weeks (late October through early December is our busiest window). You’re on the calendar automatically; we coordinate timing with you in advance. This is the right choice if you want to set it and forget it, or if you want to lock in fall scheduling before the season fills up.
Either way, you can switch between the two at any time — there’s no penalty for moving from subscription to à la carte or vice versa.
What’s Included In Every Maintenance Visit
A maintenance visit is the full gutter cleaning service — not a quick once-over. Every visit includes:
- Hand-scooping every gutter run clean of pine straw, leaves, sweet gum balls, twigs, and red clay sediment.
- Flushing every run end-to-end to confirm proper flow.
- Clearing every downspout opening and testing each with running water.
- Bagging and removing all debris from the property — nothing left on your lawn or in your beds.

When We Schedule The Two Visits
We aim for a spring visit in March or April and a fall visit in late November or early December, after the bulk of the hardwood drop is down. Specific timing depends on your tree mix:
- Heavy pine coverage with little hardwood (typical of newer Paulding, west Cobb, and outer Cherokee subdivisions): two evenly spaced visits, roughly six months apart. Pine straw is the dominant load and falls steadily all year.
- Mixed pine and hardwood (typical of most of East Cobb, north Fulton, established Marietta, and Roswell): spring cleaning in March/April, fall cleaning in late November or early December once oaks and sweet gums finish dropping.
- Heavy hardwood with little pine (typical of older in-town neighborhoods and parts of east Marietta): a third visit in early winter may make sense if the leaf drop is unusually heavy that year. We’ll discuss whether that’s worth it during the inspection.
Maintenance Program Pricing

Per-visit pricing uses our standard gutter cleaning cost bands:
- Single-story homes: $175 to $300 per visit.

- Heavy clog add-on: usually waived on subscription customers, because the program prevents clogs from building up in the first place.
Subscription customers save on the combined annual cost compared to booking the two visits separately, and get priority access to the late-fall scheduling window.

Who This Program Is Best For
A maintenance program is almost always cheaper than calling for emergency service after a problem develops. It’s especially worth considering if:
- You own a two-story home and don’t want to be on a ladder twice a year. The recurring ladder risk is the biggest hidden cost of DIY gutter maintenance at that height.
- Your lot has heavy tree coverage — multiple mature hardwoods or a pine-dominant backyard.

A quality micro-mesh gutter guard system on a typical Metro Atlanta home pays back the install cost within four to seven years for single-story homes, and within three to five years for two-story homes where the per-cleaning cost is higher.
Guards don’t eliminate maintenance entirely — the top of the mesh still needs an occasional rinse, and downspouts still need periodic checks — but they cut the frequency dramatically.
